This one is built from what my clients actually choose — and why — once they see the city in person.
How to read this guide
Edmonton is unusually diverse for a Canadian city its size. You can buy a downtown condo with skyline views for under $300K, a heritage home in Glenora for $1M, or a new-build estate in Windermere for $1.5M — all within a 20-minute drive of each other. The neighborhoods below are the ones I get asked about every week. Each section covers price range, who it's best for, and what daily life actually looks like.
Glenora
Edmonton's prestige address
Heritage homes on tree-lined streets, walking distance to the River Valley and the new Royal Alberta Museum corridor.
Price range
$700K – $3M+ for single-family; infills from the mid-$800Ks
Best for
Executives, established families, buyers who want character and walkability over square footage.
- Coronation Park, MacKinnon Ravine and direct River Valley access
- Top-rated schools including Glenora School and Westminster
- Quick commute to downtown and the University of Alberta
- Award-winning infills sitting beside 1930s character homes
Windermere
Southwest luxury, new-build energy
Edmonton's premier southwest community — estate homes, golf course frontage and a fast-growing town centre.
Price range
$650K – $2.5M, with executive estates above $1.5M
Best for
Move-up families, professionals who want new construction, anyone prioritising schools and shopping.
- Currents of Windermere shopping district (groceries, restaurants, services)
- Windermere Golf & Country Club and the North Saskatchewan River escarpment
- Newer K–9 schools and quick access to Anthony Henday
- Strong resale demand and steady year-over-year appreciation
Ice District / Downtown Core
Walkable urban living
High-rise condos surrounding Rogers Place, with restaurants, LRT and the Brewery District at your door.
Price range
$220K – $900K condos; penthouses to $2M+
Best for
Young professionals, downsizers, sports and concert fans, investors targeting rentals.
- Steps to Rogers Place (Oilers), ICE District Plaza and the Winter Garden
- Direct LRT to the U of A, NAIT and MacEwan
- Skyline views and concierge buildings (Stantec Tower, Encore, Falcon Towers)
- Lowest cost-per-square-foot of any major Canadian downtown
Old Strathcona / Garneau
Edmonton's most walkable district
Whyte Avenue's brick storefronts, the Fringe Festival, farmers' market and U of A campus all in one neighbourhood.
Price range
$350K – $1.2M for character homes; condos from $200K
Best for
Walkability lovers, U of A faculty and students, creatives, foodies.

- Old Strathcona Farmers' Market (one of Canada's best)
- Steps to the U of A, hospital and Mill Creek Ravine

Westmount & Oliver
Central, character, value
Mature neighbourhoods just west of downtown — 124 Street's gallery walk, leafy avenues and walkable amenities.
Price range
$300K condos; $500K – $1.4M homes and infills
Best for
First-time buyers who want central living, young families, design-led buyers.
- 124 Street Business District galleries, cafés and Sunday market
- Easy access to Brewery District, MacEwan and the River Valley
- Strong infill activity — modern townhomes and skinny homes
- Below-Glenora pricing with similar walkability
Summerside & Southeast
Lake-life without leaving the city
Lake-access communities (Summerside, Crawford Plains, Charlesworth) with modern family homes and amenities along 91 Street and Ellerslie.
Price range
$450K – $900K detached; townhomes from the high $200Ks
Best for
Families wanting newer homes, lake access and a manageable commute to the south side.
- Private lake access at Summerside Beach Club
- Newer K–9 schools and parks throughout
- Quick access to South Edmonton Common and the Henday
- Strong inventory of homes under $700K
St. Albert (just north of the city)
Top-ranked schools, small-city feel
Technically its own city, but functionally Edmonton's premier northwest suburb — consistently top-ranked schools and family amenities.
Price range
$450K – $1.5M detached; townhomes and condos from $250K
Best for
Families prioritising public school quality, buyers who want yard space without leaving the metro.
- Greater St. Albert Catholic and St. Albert Public — top Alberta rankings
- Sturgeon River trail system and Red Willow Park
- St. Albert Place, Servus Place rec centre, weekly farmers' market
- 20–25 minutes to downtown via St. Albert Trail / Anthony Henday
Sherwood Park
Family-first east-side suburb
Strathcona County's hamlet community — newer family neighbourhoods (Summerwood, Salisbury Village) with strong recreation infrastructure.
Price range
$450K – $1.2M detached; townhomes from $300K
Best for
Families relocating for Refinery Row or industrial-heartland jobs, anyone wanting newer builds with yard.
- Millennium Place, Broadmoor Lake and trail network
- Strong public and Catholic school systems
- 15–20 minutes to downtown Edmonton via the Yellowhead or Whitemud
- Lower municipal taxes than the City of Edmonton
A quick framework for choosing
- Walkability + character → Glenora, Old Strathcona, Westmount.
- New-build family home → Windermere, Summerside, Sherwood Park.
- School-first decision → St. Albert, Sherwood Park, Glenora.
- Urban / no car → Ice District, Oliver, Downtown.
- Best price-per-square-foot → Southeast Edmonton and Sherwood Park.
